Solution
BBD built the steel structure first and then built an adjoining timber frame on the side of the shed to connect to the house which integrated the steel and timber buildings. The shed was equipped with a laundry, toilet, mezzanine floor and all services were connected.
Forward planning of the sub-contractors and careful works sequencing including advance warning of time frames was key to on time delivery. We implemented a new Tradify application which supports digital plans. All staff had Tradify on their personal phone and used it for scheduling daily work and record keeping. The BBD team relocated the wardrobe in the master bedroom for better bedspace and practical access. A protruding beam in the lounge and kitchen area was moved within the ceiling space to provide a clean and uniform look in consultation with the client and designer. BBD managed the complete process including all subtrades — painters, tilers, electrical, roofing, plumbing, carpet layers, drain layers, crane and gib stopper.
Outcome
The build was completed on time and to a very high standard, generating significant buyer interest. As a result of the quality of the build, the client was able to sell the house within one week of completion, well above the initial asking price.
